If there is no terms in your lease agreement dictating

this early termination situation on the part of the tenant, in most of the states you should be entitled to the rent between April and June. But some states may require you to make reasonable efforts to rent it out after the current tenant moves out. If that's the case, you will only be entitled to the difference between the rent you actually receive from the new tenant up until July and the amount you would receive from the current tenant. The rationale is to put you in as good a situation as you would be if the current tenant did not breach the contract.

However, people usually just keep the deposit as liquidated damage to release the tenant from future liability. You may want to consider that first. But you will not be able to recoup the repair cost unless it is beyong ordinary as request by the tenant.
