请教单身老猫，违约租房合同的后果？

老公lay off， 我们是租的apartment,签了lease，是续签了一年，到09年的7月底到期，但我们决定09年4月回国，没办法，这儿的一个月费用回国可过一年的（CA)，
请教单身老猫，违约租房合同的后果？
我们提前一个月通知他们好呢？要写正式的信，还是email?押金是不准备要的，但我们的帐号他们知道，违约租房合同的后果会怎样？会到法庭告我们吗？
