Depend on how the contract was written.

1. You might just lost your deposit and walk away from the lease.

2. You might be responsible for the remaining of the lease which 3 months rent.

3. You might be able to find a tenant and take over your lease.

Read your agreement carefully and let the manager know. He should show you a way out.
