If you asked about UCC (Uniform Commercial Code) law, there is no such thing called "unfair term" in UCC.  You signed the agreement, so you agreed to it.  Do your homework.  This is business to business.

If you are a consumer, there is law against "unfair and deceptive business practice", but that does not apply to you.

BTW, assuming you are in US.
