My goal is to evict him first.. and put him under justice for his unreasonable bill. I never sign any construction contract with him, he never even gave me a price quote.
再附背景：
房客入住兩個月，编话說房子有无数问题，要自己修，从2000块长到5000块，6月房租没按时付，我找了律师，3天缴费，律师同时也发了30天通知让他在30天内搬走， 3天内他付了，我和他签了1年租约，在加州，请问30天通知管用ma？一年的租约，能让他走人吗？这个人臭名昭著，我的律师就赶过他2回。
再说这个让我非常郁闷地房客，他是个修理工，自从入住，挑房子毛病，我也很软弱，就让他休，可以从房租里扣，从最开始我就让他提供个单据，两个月了，今天提供修理费6800元，光打理院子杂草，减树枝，就要2400元（包括租拖拉机），pest control 要了900， 换排气扇（350），修sink换灯 换门labor（800），材料（1500）。他提供自己建筑公司的合同 with some invoices. I feel he is taking advantage of me. 他是个职业professional evicted renter，不停的把责任推加给我们，还总是表现我占了他便宜。真 是让我郁闷。我感觉他在撒谎，漫天要价，我已经告诉他不要再干活，我认可付别人钱也不愿意付祂。我怎么和他在negotiate？
请律师也不值，要没办法，我只能自认倒霉。付他钱。有点心疼钱，但最重要的觉得被他涮了，被他讹诈, 他的email写的超级长，全是抱怨，每天被他搞得心情很糟，鸡蛋里挑骨头。想和他理论，可也辩不过他，也没时间和心情和他斗.
一年的租约，还有十个月才到期，想轰他走人，可也不容易，6月没按时交，3天notice，交了, 律师同时也发了30天通知让他在30天内搬走,7月也按时交了。在加州，偏向房客。我又问了几个律师，只要他付房租，就不能撵走。我目前的律师还要我继续file eviction on him， but I don’t believe I will win because we are within the contract and he has paid June(late) and July rent. The lawyer just wanted to proceed with the case. Now I don’t even want to evict him based on the weak case.
太累心了，招到流氓的房客占便宜，只能怪自己没做好工作，经验太少。
