再次申明一下，我是法盲。我的agent 说应该让对方签合约并留下deposit万一在那两个月期间他把房子弄坏了。

可是对方不愿意留deposit. 所以买卖不成了。卖方现在要keep earnest money， 我的agent 说可以通过determination of agreement 把钱要回来。
