没发现加拿大和美国的MLS上的广告有什么区别，都是有免责申明的，

找了两个加拿大的地产商的网站看了一下，都有类似的免责声明（Disclaimer).

在REALTOR.ca的网站上是这样说的：
CREA makes no representations about the suitability of the data or graphics published on this site. The listing information is deemed reliable, but not guaranteed. Everything on this site is provided "As Is" without warranty of any kind including all implied warranties and conditions of merchantability, fitness for a particular purpose, title and non-infringement. Neither CREA nor any of its suppliers shall be liable for any direct, incidental, consequential, indirect or punitive damages arising out of your access to or use of this site.

在century21.ca的网站上是这样说的：
CENTURY 21, its franchisees, brokers and sales people are not responsible or liable, directly or indirectly, in any way for the accuracy, relevancy, completeness or timeliness of the Content. 所以说，房产信息的准确性还是要买方来确认的。
