中止租房合同

被 laid off， 不得不另找住处，在此房住了 N多年了。
当初签了字的合同上没有中止/解除合同的条款。事前已提前两个月交给房东（公司）中止合同搬出此公寓的通知，但房东说要交违约罚金，如果不交则找讨债公司。
求指教，都有哪些选案？先谢了！
