The announcement of not being able to perform before the performance starts is not breaching the contract, it is repudiation instead. Usually for the injured party to get damages, they must prove their loss or the repudiating party's profit resulting from the repudiation. The future tenant here can prove none. She cannot get damages and the contract will be rescinded by the court.
