问一个和房客签lease的事

lease中有一个 Early termination fee/ liquidated damages addendum 有两个选择。

1）I agree, as provided in the rental agreement, to pay $----(an amount that does not exceed two months rent) as liquidated damages or an early termination fee if I elect to termintate the rental agreement and the landlord waives the right to seek addition rent beyond the month in which the landlord retakes possession.

2)I do not agree to liquidated damages or na early termination fee,and I acknowledge that the landlord may sennk damages as provided by law.

房客选了2，但我觉得如果他们break lease没有罚款，没有约束力。我想选1，如果他们毁约，要付一个罚款加失去保证金。这样合理吗？
