怎样在加州换房子的产权（从夫妻共有改成一方独有）？

加州夫妻共有房子，丈夫常年在中国。打算还清贷款，夫妻平分增值，产权改成妻子。

请问应该怎样操作？

这种转换应该不是Purchasing，不是gift， 也不是trading 吧？那应该算什么呢？

可以用BOE-502A表申请转换产权，但不离婚吗？

会有税的问题吗？
