I think the chance for LZ to recover something is not from the buyer or the agent. The contract has stated AS IS, LZ signed it.

I remember the some termite inspectors carries some kind of warranty - if you can prove that they over looked what they checked they will pay you the cost for fix the problem.

I think LZ did used a professional termite inspector.

Read the inspection report to see if there is such thing.
