有栋楼，6家，每家3卧一浴一厅一厨，状况良好。

租金：$1700+$1700+$1500+$1700 (又是租金控制）+$3000+$3000+$1200 (地下室，这个illegal)

地税：$8700 /yr

保险：$8500/yr

utility: $6000/yr

要价1.5 百万。

如果买的话，放30% down。其他钱，想到的有如下方式：

1）把租金算作收入，用商业贷款，但率可能高到7.5% 了吧？

2）从现有的房中cashout。但这样的房也不够，因为多数房都在LLC, 若cash out, 也是商业贷款。

3）卖掉一栋远距离小投资房 （但那栋房也有12%现金流）

4）卖掉一笔退休金 （但会交很高的税）

首先这栋房值不值得买，然后如何买？
