It would be me that is interested in buying. The way it would work by doing a contract sale is it would be a certain length contract. I was thinking a 3yr contract. I would take over the taxes, insurance, utilities maintenance of the property, etc. so you would no longer have any expenses on the property. You would just be collecting a monthly agreed upon amount. At the end of the 3yr contract I would be able to go to the bank and get a mortgage on the property to purchase it outright from you. Over the 3yrs my monthly payment that is going to you would be going towards the purchase price of the home, that way when I go to the bank I have equitable interest in the property and can take out a mortgage to purchase the property from you. The numbers I had worked was a purchase price of $365k and I would make monthly payments of $2000 for 3yrs. At the end of that 3yrs I would have paid you $72k leaving me with $293k left on the contract with you that I would get mortgaged from the bank and you would then receive that lump sum of $293k. During the time of the contract, if I for some reason were to default on the contact with you, you would receive possession of the property back as well as keep any money that I had paid you to that point. Let me know if there are any additional questions you have as I know this is an unconventional way to purchase a property and can be a bit confusing.
