计算DTI的时候是算Net rental income吗？

大家周末好！我最近在贷款，想自己计算一下DTI，关于如何计算rental income and expenses 有一个疑问：是把gross rental income and gross rental expenses 分别加到income and debt sides，然后再计算DTI，还是先计算net rental income 然后再计算DTI？前一种方法得到的DTI要高很多。
