preset的是租金, NNN的回报是cap rate 跟贷款紧密相关

但是回报是cap rate， 贷款利率是一个大factor --> 贷款利率跟国债相关 

你可以比较一下2-3年前跟目前 同样租客的回报 cap rate is rising because rate is higher, so with same rent income, cap rate has to rise

nnn not much labor invested 

very close to bond invest
