买餐馆

费城upscale区有间中餐馆出售，装修很漂亮，要价23万（含20万的设备家具），据说每月营业额6万多，100座位。想买下来，但看租期有20年，也不知租金和其他费用高低，请问这样的买卖风险高吗？还有就是厨师、服务员的人工会有多少？多谢指教！
