1. If you paid point and mortgage interest, you can deduct them. Others may not. Refer to IRS Publication 530. http://www.irs.gov/pub/irs-pdf/p530.pdf

2. Very limited. To my understanding, most upgrades, such as new counter top, new blinds, etc, don't count.

3. Tax software is a good helper.
