租金继续涨的三个提示点

一、NSW地区以悉尼为主的租金来看，09年会继续上升。

我在rockdale的两室一厅已经收450一周，租户仍然坚持签一年的合约。
在artarmon两室一厅的租金也达到480一周。
chatswood两室一厅的租金，中介告知我，给租户涨到每周520，客户仍然接受。
在St leonards的一室一厅的租金也达到了每周520，一天的inspection就来了8对，最后两对愿意签。

这样看来，悉尼租房协会对悉尼大地区arpartment的租金预期基本准确。

二、去年租金暴涨的核心本质原因是房贷利息过高，人们买不起房，所以，只能租房住。导致供求关系偏向房东。那么，现在利息大幅度下降，难道人们不买房，还继续租房吗？果然如此，经济萧条导致人们无法贷到钱，也就无法购房，导致继续租房，而建筑开发商更加慎重，也不敢贸然开工兴建更多的房子。所以，供求关系仍然紧张。房租在09年平均会涨22%左右。

三、无论是经济萧条，还是危机，还是衰退，其实，受害的基本上仍然是穷人。因为有钱的人买得起房子，租金上涨中，而利息不断下降中，导致收入相对增加。印证了那句老话：富人努力花钱，而不交税。穷人努力省钱，却要纳税！富人多了的租金收入用于购买更多的房地产，从而通过租金继续积累财富，穷人租房，却难以逃掉不得不缴纳的income tax。


这个世界就是资本主义，精英的执政阶层无论如何都是为富人服务的，毕竟富人掌握着国家的政策，行政以及货币和分配方式。

谁的游戏规则，谁制定，谁在玩，谁在罚？
