南加州的地主们，能不能推荐一下买投资房的区域？

我对南加州地产没什么经验。哪里比较好出租？Rowland heights怎么样？想从小的买起，可以是30万的左右一室的或者50万的condo,关键是好出租，可以以租养房。也不要买在烂区，不想和烂人打交道。我看了一下UCLA周围的房子，房子有很多condo,好像50万起步价，然后hoa费加税加insurance 一个月就要1000多。50万的房子也就能租2000出头，刨掉1000多，相当于50万只能得1000每月。
