请大家尤其是柠檬大侠帮看一下这个条款。

在“ contract of sales”， 有一条关于 brokers 的条款:

Seller shall pay any commission owned pursuant to a separate agreement between Seller and the broker . Seller and purchaser shall indemnify and defend each other against any cost claims and expenses including reasonable attorneys fee arising out of the breach on their respective parts of any representation or agreement contained in this paragraph. The provision of this paragraph shall survive closing or, if closing does not recall, the termination of this contract.

最后一句是不是说即使房子没有卖掉，也要付中介和律师费？这最后一句是Regular term 吗？我看我买房子时的合同上并就没有后半部分，只是说卖家要按照合同付中介费。当然，这种contract of sales可能有几种版本，也许他们用的是不一样的版本。

还有Seller and purchaser shall defend each other 是什么意思？

我问我的律师，他也没回答，郁闷。
