自己卖房请教

$80多万的SFH，房子还没有上市，我自己这边没有seller's agent，目前已经有buyer's agent（buyer agent是住我一个小区的邻居知道我们搬走要卖房） 带客户过来谈要买，想请问这种情况下，我们如果自己卖，当然buyer agent的commission fee我们照付，请教版上各位大佬们：

1. 我们是否还需要找个过户律师？

2. 自己卖需要注意什么吗？有什么风险吗？
