哪个网站估值更准：Zillow or Realtor.com

我计划卖一个房子。Zillow 和 Realtor.com 给的估值相差甚远。我的调查表明，在我们这个小镇，Zillow 比 Realtor.com 更准确。前者比”市值”低1%、后者比”市值”低6%。各位地主是怎么看的？我没有调查别的网站比如 Redfin。
