请教各位朋友一个是否需要eviction的租客情况

我是一个小地主，租客3月1号给我发了一个email说move out 是3月31号，我不确信email算不算数，一两天后让他签了move out notification in written dated 还是3月1号和31号，我就和我的agent张罗新租户，但原来的租户却不能确定什么时候能搬走，刚开始我觉得也不是大问题，几次三番换时间，我有点烦了，想让他三月三十一号搬走，怎么做最好，原来的lease已经过期很长时间，现在按月在付房租，是以lease 为由eviction好呢？ 还是他的move out notification 好？ move out notification 真正签字时间有点不是30天（信上日期是3月1号），将来用notification在法庭上举证有效吗？
