房客搬进来一年,因为是半年新的Townhouse,Builder要做一些Repair,都是小问题(楼梯扶手Stain,阳台门,纱窗,Attic insulation 等)。
客厅的Vinyl Floor有一条有问题,Builder说要把家具搬走,地板全拆了,才能把有问题的那条换掉。我们跟Builder商量好,说等租客租约期满(2022年7月)再弄。
今年五月Builder改口,说要尽快修,时间大约是八月。今天收到租客一封长长的Email (几千字),罗列了过去所有Repairs给她们造成的麻烦,并抱怨我们说话不算数,影响了她们的生活和健康。现在她一看到Email和Text上我的名字就心跳加快。这段Email原文如下:
Mom and I feel that our right to the reasonable enjoyment of the rental unit, with the reasonable enjoyment of a member of our household (each other) has been negated and we are completely stressed. So much so that Mom stays in her room with the door closed, when you come over, for fear of speaking her mind. My heart races when I see your name on an email or text, wondering what is coming next. I have taken hours of time off work to allow these repairs to be completed.
对我们来说,那条地板换不换都无所谓,我可以跟Builder说地板不修了。但是她这封Email有点吓人,我该怎么回复?这租客是保险公司的秘书,60多岁。我怕她后面会生出其他幺蛾子。
我能说如果住得这么不满意,她们可以选择终止合约提前离开?
PS. 租客搬进来后擅自装了Chairlift,我后来发现的。她们放在车库的家具长了虫卵,请搬家公司扔家具花了几百刀。扔之前没吭声,扔完问我要钱,我给出了一半。总之不是省油的灯。
