还让住吗？怎末处理？求建议

有一个房客，交租准时， 要求有点多。

Renew 下一年 lease， 沟通过几次， 都不理睬， 还有两天过期， 给我了很长的修理单子，还要我把房子里外油漆 + replace fence。

我给了她 的 房租 比市场低， 房子状况很好， 我告诉她 60 天 搬出去。（60 days notice)

她要去告我， 说她要求修房， 我让她搬家， it is retaliation.  Can't evict her because of that.

她现在愿意付我原来给的价， 但我现在不想给她低价房租。

还让住吗？怎末处理？求建议
