REPAIR OF PREMISES: The Landlord will pay the costs and maintain in good repair the
walls, windows, floor coverings, shell, structure, stairs, roof of the leased facility. Such
items shall be maintained at a condition not less than the condition of the said items at initial
lease signing. The Landlord will be responsible for repairs and/or replacements to
heating, ventilation and air conditioning (HVAC), plumbing, electrical, mechanical and
related fixtures and appliances.
