it's not about owner's manual, it is about what the house have. 

Usually the contract list all the appliances and fixtures on the property, including stove, microwave, AC etc, as well as outside pools, oil tanks etc.  Although these are optional disclosures.  

Different states have different mandatory disclosure requirements.  Any hazadous material, any death in the house etc.
