请问大家几个租房子的问题？

本人是德州小地主，碰见一个极品房客，请教各位老师几个问题：

房客从去年一月份就开始短房租，每个月少2， 3 百，催过3， 4次，想想单亲母亲也不容易，就没有正真采取任何行动，一不留神，竟然到了年底，好不容易今天赶走了，我也从来没有见过租客本人，房客也没有归还Key

1. 房客把冰箱，洗衣机烘干机也给搬走了，可以报警吗？

2. 租约上有晚交房租的条款，杂七杂八的欠了我不少的钱 将近一万块， 怎么最好的维护我的利益，我有房客过去的驾照和SSN，她有非常好的credit history, 我应该到哪里去追钱，

3. 租客有一些破烂没有搬走，我可以给扔了吗？还是我还得替她保管着？

我原来想放她一码，大家不容易，可今天一看房子的状况，整个一个垃圾堆，几乎全坏了，很多家具都破了，无数的钉子，这是一个5年新的房子，她才住了一年半，她住进来之前，非常干净整洁，
