投资房capital gain 问题

有点糊涂，问问明白的大家，如果一个有贷款投资房，卖了后基本上没有captial gain, 因为不好卖，贷款利率又高，如果从自主房里多贷款出来，还掉投资房贷款，那么会影响投资卖掉后capital gain value吗。
