两个投资（花钱）选择，哪个好？

我是打个比方，我自己暂时还没有那么多现金。

假如手头有２８万美元，选择１：全部用来首付，买个１M的房子，这样每个月还贷压力小；

选择２：拿２０万首付，同时那剩下的８万买个３０～４０万的投资房，房租可以用来ｃｏｖｅｒ月供。

是不是选择２的投资回报率高些？
