请教：这个房子买得买不得？

一个1910年建的 "legal non-conforming" duplex. 上下楼有两个单元，一个单元月租590，一个505，共1095. 刚上市时，要价99，900； 现在已经降到79,900了。看照片房子很旧很破。估计买了以后只能租，将来根本卖不出钱。可是租金跟房价的比例似乎又可以入手。各位行家怎么看？多谢。
