Should I buy this condo for $50K?

It can be rented for 800/month. It is a condo with $240 HOA per month. Property tax is about $1000/year. Older condo in 1970s. It is a relatively safe neighbourhood but not wealthy area. Just average. No potential for a lot of increase in value in the future.
