请教：两户租客，给谁好？

现在是谈的有两户，一户是一对夫妇加一只猫，6月5号从外地搬来，只住几个月，需要家具，我有。另一户是8月1号入住，自带家具，长住。

第一个优点是能多收两个月租，不用搬走家具，粉刷也暂时免了因为来不及，他们的时间紧，选我的希望大，现在人不在这里，缺点，几个月后得继续找租客。又回到现在的情况，重新广告，screen租客，不知道谁来住，好人还是烂人？第二个优点是长期的，缺点，少收两个月租，得找地方搬家具。她有富余的时间寻找其他房子，最后不一定要住我的。
