Negotiation after home inspection as Buyer - 希望听听大家的意见

大家周末愉快！

我们坐标北加小城。因希望改善居住环境，想换到附近一个好点的城市居住。我们看中了一个3/2，1733 sqft的single family home. 卖家（original owner）收到了11个offer. 我们加价1万5+closing cost（相当于5000），offer被接受了。

这是一个2002年有16年楼龄的房子(卖家自住了10年，后6年是rental)。卖家在review offer 前就发出了 seller disclosure罗列了些主要的问题。 我们做完了home inspection后，还是发现不少addtional的问题，挑了几个主要的，列出如下：

因为现在本地市场属于 Incredible sellers' market, 我们也知道作为买家，没有太多的bargin power，所以已经自我审查，过滤了不少小的问题和已经disclosed的问题了. 也知道it's not the best time to buy. 但是因自住是刚需，所以还是挺想买到这套房子的。

卖家肯定是不愿意维修的，所以我们就想直接议价，从出价中减去。准备下周等所有报告到手后去信negotiate。现在就想听听大家意见，我们提出的这些项目，是否合理，哪些该提，哪些不该提该自己吞下…… 

Negotiation中，有什么要注意的吗？老公就怕annoy了卖家别人直接不理我们。

这个房子的大问题我没说，因为是在seller disclosure里的，不可能negotiate。全屋的水管是有严重问题的：

Kitek plastic water piping. This piping system will most likely eventually fail at the connection joints. This should be taken very seriously. It is recommended that the finding and all associated components be reviewed and corrected as needed, by a qualified licensed contractor.

这个还file过集体诉讼的，A settlement fund of $125 million (all figures U.S.) was established, with $25 million going to the lawyers in Canada and the U.S., and $100 million being set aside for claimants who have until January, 2020 to file. 只有一年半就到2020了。

问题是这个原屋主完全没管这事，也没有file claim. 最担心就是现在file了也不够钱赔偿了。如果换掉全屋的管道，至少得1万刀。其他确实都是小事，这是最最大的风险。所以才在纠结。因为房子的结构、朝向和位置都很喜欢，又好不容易bid到了 （是的之前3个月都很不顺）。
