请教如何结束与长期租客合约收回房子 - 租客居住4年8个月房子亟待收回维修。准备送60天搬家通知信， 请问

如何送达可以有法律效用，以备60天后房客不搬家这个通知可作法庭文件？

如果用一封客气协商的信房客配合能达到目的最好。没有把握能够顺利解决。再租房肯定多花钱，目前女儿女婿两个小孩与母亲合住；母亲男友常上门；汽车间里还有一个避而不见的中学年龄亲戚。

大家这种情况如何做？ 如有经验请分享。
