I know two possible ways: 1) 6-8% preferred and back end split,

 1) 6-8% preferred and back end split, your are investors.

2) 6-10% loan note and no back end split, u are loan holders.

The key is if the project is good, and the operator gets good tracking record to deliver. Project selection and risk control are the key.
