My experience.

There is no such thing called 'can't rent out' or 'no one will rent'.  Everything is about price.  That said, you have to target your house for a certain group of families since high end rental market is not for general renter market.  

If the house is in a good area and good school district, you will have the renter who will rent your house.  I have a house in a very desirable area and a top school district, so my targeted renters are diplomat and top foreign executive families.  Most of them have the rents paid by their governments or companies.  The bottomline is that you can rent your high end houses if you target the renters right.  My experience is that diplomat and company excutive families care about image, location, safety and school when renting houses.
