请教和出租房管理公司的合约问题

我的一个远程出租房访客搬走要上市，一直委托的管理公司要重签合约。其中下面两项管理公司的收费是否合理，请帮忙看看。因为在网上的Sample file看到没有$350的收费，另外的也不是12%，而是$50. 谢谢。

If Owner terminates this Agreement prior to leasing the Property, Owner agrees to pay an additional cancellation fee of $________350_____________ in certified funds.

If, after termination, Broker/Designated Property Manager receives funds which are payable to the
Owner, Broker/Designated Property Manager may deduct an administration fee of $___________ _-OR-
 __12________%, whichever is greater, before delivering the balance of the funds to the Owner.
