租客的事想请教各位

有一租客去年11月搬进，按合约不能有pets, 但两个月前发现他养了几条狗, 发通知给他要求加$300 deposit 及五月起每月多交$300租金， 但租客没有理睬，我现在需要给他发3天通知，还是30天中止租约通知？ 在加州
