short sale 的Closing cost 和普通的closing cost有什麼不同嗎？剛剛看了一個short sale

Listing agent 說closing cost是售價的3%， 怎麼這麼貴呀？ 之前買正常的房子，覺得也沒這麼貴呀，難道short  sale 房子closing 程序比正常房子的程序複雜嗎？ 第一次看short sale的房子，沒經驗， 請各位大俠指教。
