how long it will take you to sell all the lots or homes to take the profit. The costs during this period, including taxes, legal cost, payroll, and promotion cost may be more than a few percent from your grand total.

Even if you don't do the development, just sell the lots, the price of the lot still has to take into accout of these factors for whoever to buy the lots to develop to make a decent profit.
