Here is the explanation based on “Tenant Security Deposit Act“. I also enclosed photos and proofs. I have track record on the photo date.

  1. Carpet washing/Cleaning - $255.13
    1. It was steam washed when you moved in. When you moved out, it was not in an acceptable status and needed to be washed.
    2. The dog order was strong and dog furs are all over in the carpet.
    3. Your husband was advised when he viewing the house that the carpet needs to be washed at moving out.
  2. Touch painting and patching a lot of walls - $600.00 (Attached please find the photos.)
    1. Per lease item “13 Alterations”, tenant shall drive nails or screws into, or otherwise deface walls, ceilings, floors, windows, cabinets…. You have left a few big holes at wall of family room and made the wall bended forward. It had to be repaired and repainted.
    2. You left an unpainted patch at the third floor wall. The third floor walls were dirty, not at the ordinary wear and maintain status. It had to be fixed and touch painted.
    3. The walls at laudry room, back door area, two bedrooms of J&J were dirty, not at the ordinary wear and maintain status. It had to be fixed and touch painted.
    4. Enclosed please find the invoice
    5. Family room wall on 1st floor (Fixed + Paint + Labor) - $100.00
    6. Laundry room & back door area on 1st floor - $100.00
    7. 2nd bedroom on 2nd floor - Jack & Jill (Paint + Labor)- $150.00
    8. 3rd bed room on 2nd floor - Jack & Jill (Paint + Labor)- $150.00
    9. Walls on 3rd floor Family room wall on (Fixed + Paint + Labor)- $100.00
  3. Repair dents and scratches on wood stairs - $150.00
    1. There were dents as shown in the photo. They were not from ordinary wear.
  4. Broken carpet at middle of third floor (a hole without carpet, like a golf ball size) - $130.00
    1. This is not from ordinary wear.
  5. J&J toilet (blocked, full of feces) clean up - $60.00
  6. Collect garbage (beer bottles, cans, dolls, the spread broken doll stuffs, different balls and others) - $30.00

  7. Broken (maybe by ball) window screen outside the family room - $20.00
    1. It was new when you move in. Just resurfaced.
    2. It was hit by something. Not ordinary wear.

  8. Mowing, edging and trimming all over the yard - $40.00
    1. The grass was tall and needed to be edged on 6/15/2016. I have it cut and edged on 6/16/2016

    3. “Exterior Maintenance” of lease “Maintenance Addendum” reads “Mow the grass at a timely manner”
  9. Replacing 5 filters (Filters are very dirty) - $50.00
    1. The filters were all very dirty. Some had never been replaced during you were there. The third floor’s filter still had my date on it.
    2. Attached are photos.
    3. “Maintenance Addendum” reads “Leave new filter at the air return at end of tenancy” and “Replace heating/air conditioning filters at least every three months”
  10. Awning on the deck was removed - $200.00
    1. You took down my awning
    2. To reinstall it, the labor only costs @200.00
    3. It missed some screws, parts and was not able to be reinstalled
  11. De-weed patio area and the front corner near garage - $0.00
    1. I will keep the right to charge this for $10.00
  12. Landscaping - $0.00
    1. “Maintenance Addendum” reads “trim any shrubs at least semi-annually”
    2. You failed to do so
    3. I will keep the right to charge this for $200.00
  13. Too thin pine needles with bare spots - $0.00
    1. I will keep the right to charge this for $100.00
  14. Clean downdraft of range - $0.00
    1. Was not cleaned and very greasy
    2. Cleaned myself. I will keep the right to charge this for $50
  15. Replace 8 blowout light bulbs inside and outside - $0.00
    1. “Maintenance Addendum” reads “Replace burned-out electric light bulbs” and “Leave working bulbs at all electrical sockets at the end of tenancy”
    2. I will keep the right to charge this for $16.00

Rental law does not request landlord to pay interest on the security deposit in this state.
