有木猫腻？卖家要求买家用seller的title company

是这样说的：Buyer is requested to use Sellers title company for efficiency, or title company that will provide all seller side conveyancing, mortgage payoffs, etc。

会不会有什么欺骗？买title insurance可以避免被骗吗？
