Thanks, borisg. The two PM contracts look very similar. The PMs

will be responsible for leasing, managing, and collecting rentals. I will pay them fees. The definition looks same in both scenarios, but the logical is totally different. I think I take more risks in the second scenario. What should I pay attention to? The tenant will give me more trouble because I am a long distance landlord.
