关于出租房，请教这里的高手两个问题

1. 刚当上地主不久，外行，现租户马上要搬走，一对年轻人甚感兴趣便约好时间签了合同。不过我还没在合同上签名，只是他们签过。所以他们目前还没拿到正式的合同书。但他们已交付押金。象这种如我不想租给他们算毁约吗？
但我说过我要check 他们的 background之后再签字。
2. 原以为他们是夫妻后发现只是男女朋友，女方还有二个小孩， 收入不高怀疑其支付能力，那么 How to check people's background? They gave me their permission to check their background， but can someone tell me how to do it?
