It's going to be challenging to get 7 yr loan when you only have 2 yr lease.

And if you plan to sale after 7 yrs because of rate increase, you should know that by that time your selling CAP rate would be increase too, meaning its sale price will go down (assuming your rent does not increase at same pace).

Rule of thumb: holding power is the king.
