I'm using a local bank. Very good serice, even met us in office on a Sat 7am to complete document. loans up to ten.
It may dependend however.
2 years of tax returns showing rental income (No, all mine bought from last year and this year.)
6 months of PITI reserves on each of the financed properties. (Not exactly. They asked lower than 6 months. I did not ask the logic. I think they counted the 401K balance at a discount rate.)
