请问各位老大

去年7月13万5买了一房, 装修花了2万一直没出租, 一周前上市, 有offer22万, 如果顺利卖了, 可尽赚4万。 请问, 是否是值得为4万块做1031? 如果不做, 那4万应该是long term capital gain吧? 税率15%?谢谢!
