Looks like banks won't provide mortgage on this one. Standard purchasing contract should have mortgage or inspection contingencies. You should be able to withdraw the offer within the time limit provided in the contract after receiving the inspector's report.

Wonder how comes you were not aware of such a long list of problems when you first saw the house.
